Short Sale Real Estate Trends, Up, Down or Sideways? HYPERLOCAL-Ventura County, Thousand Oaks Short Sale

The level of activity for Existing Home Sales in March was down 7.5% from March 2013.

Potential reasons for this year-over-year decline is the fall in distressed sales (down from 21% to 14% of the market year-over-year) and ongoing weakness in demand among first-time home buyers. 

The current share of first-time home buyers is 28%, compared to a historical average of about 40%. March new home sales were down 14.5% in March to a seasonally-adjusted annual basis of 384,000, the lowest pace since July 2013 and down 13.3% year-over-year.

The Average price per square foot for a home in ThousandOaks CA was $316, an increase of 11.3% compared to the same period last year. The median sales price for homes in Thousand Oaks CA for Jan 14 to Apr 14 was $555,000 based on 209 home sales. 

Compared to the same period one year ago, the median home sales price increased 5.7%, or $30,000, and the number of home sales decreased 38.3%. 

There are currently 268 resale and new homes in Thousand Oaks, including 7 open houses, as well as 163 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Thousand Oaks CA was $1,196,807 for the week ending Apr 23, which represents a decrease of 3.4%, or $41,786, compared to the prior week.

Ventura Short Sales: How To Avoid Any Surprises When Selling A Short Sale

Moorpark CA – Many agents and buyers are scared of short sales. Here is something that I do to make the short sale process easier for the home seller.
Before I start negotiations with your lender, I will order a complete title search. Here is why I do that. I want to know all the costs upfront, before I give the bank a number.

If I don't do this, then the short sale lender will approve the short sale at a certain price. We can get to the closing table and discover there are unforeseen costs.
Then we have to go back and re-negotiate with the short sale lender. This can be tough because they already have a higher number in mind.
Sometimes you have to start the short sale negotiations all over again. That can delay the short sale by 2-3 months, if not longer.
This trips up many agents and causes them to bad mouth short sales. Extra costs can show up in the form of higher than expected Homeowner's Association Dues, Property Taxes, and other costs.
The title company will do a complete title search. They will get an estimated payoff from the Homeowner's Association, and estimate the payoff for the taxes.
Since I take this pre-caution I have found short sales to be easy and fun. Before you hire a short sale agent, ask them about the short sale process. If they don't mention this step, then find another short sale agent.

Another Ventura County Foreclosure Misconception: I Can't Short Sell Because The Bank Already Foreclosed On My Home

Moorpark Foreclusure HelpVentura County CA – Many homeowners do not understand the foreclosure process and how it works. A recent story I heard illustrates this.
A homeowner's lender told them that a foreclosure auction date had been scheduled for their home and that they should move out. The homeowners moved out a few weeks later.

Three years later they notified of a lawsuit against them. Someone had tripped on their sidewalk and hurt themselves. They were suing the homeowner because they were still the owner of the home.

"You can't sue me! I don't even own that home anymore", the homeowners told them. They did some research and found out that they were still the owner of the home.

It turns out that for whatever reason the foreclosure auction on their home had been canceled. Now, three years later they still own the home and are being sued as a result! Did the person at the bank lie to them? No one knows for sure.

The lesson of this story is that you should check the court records before moving out of your house or deciding that a short sale is not for you. Most short sale agents understand how to look up these records.

They can tell you about the foreclosure case and whether or not you have enough time to attempt a short sale. The other lesson is that you should never move out of your house until after the foreclosure auction has been completed.

Most banks will even give you cash to move out after the foreclosure has completed. They know that an eviction is expensive and can take a long time.

They know that giving someone $1,500 to move out is less expensive than paying $800 to file an eviction and waiting 2-3 months for an eviction to be approved. Thinking about a short sale?

How Much Does It Cost To Short Sell My Ventura County Home?

The Fifth Common Ventura County Short Sale Misconception: The Property Cannot Already Be In Foreclosure

Ventura County CA – As you can see some of the so called short sale experts online don't know a lick about short sales. This article was on a finance site.
But, there were almost 300 comments, many from homeowners who were considering a short sale. Now, I don't pretend to know everything about short sales.

But, I do know that you can short sale your home even if it is in foreclosure. How do I know this? Because I've helped homeowners short sell their home. Guess what?

Their home was in foreclosure before we started the short sale process. Some people have even short sold their home after it had been foreclosed upon.

Now, I'm sure you are thinking, "But, that can't be possible. The homeowner doesn't even own the home anymore. They don't have the right to sell it!"

This can be done in a state where the homeowner has the "right of redemption." For example in Alabama, a homeowner has 12 months after foreclosure to "repay the balance due and keep their home."

The sad reality is that this rarely happens. In today's world credit is such an important part of getting a loan. If your house has just been foreclosed upon, then you will find it very difficult to get a loan to buy your house back from the bank.

But, these people can short sale their home during the 12 month "right of redemption" period. I know other realtors who work in "right of redemption" states.

Are Ventura County Short Sales Really That Difficult?

Ventura County CA – Remember the first time you drove a car? Was it easy? No, it wasn't.

The first time we drive we have both hands on the wheel and are looking in every direction. We are focused on the road ahead to make sure we don't have an accident.

After we have been driving for a while we start to relax. "Driving isn't so hard after all", we think to ourselves. After a little practice some people are eating, steering with their knees, and even putting on makeup in the car.

Most of us would agree that driving is actually pretty easy once you have some practice. The same thing applies to short sales. They are very difficult and frustrating when you first start out.

However, once you have some experience short sales become easy. "I remember when this happened to me on my last short sale. I did X and it produced Y result", you say to yourself.

So, you do X on this short sale and the short sale succeeds. Pretty soon short sales are just like driving. You know what you are doing and most short sales are easy.

You will know what is happening when you hear someone say, "Short sales are impossible. You shouldn't short sale your home because they never get approved."

Ventura County Short Sales: What To Do When A Short Sale Negotiator Gets An Attitude

Ventura County CA – Most short sale negotiators are professional. They understand the seriousness of their jobs. They work hard to educate themselves on the industry and market trends.

They are friendly and fun to work with. This is one of the things I like about selling short sales for a living. The downside is that every once in a while a negotiator will get an attitude.

For whatever reason they have decided to go on a power trip. They start asking for unnecessary paperwork. Or, they nitpick the paperwork you send to them.

Most agents just kowtow to the negotiator. They think that the negotiator has all of the power. I have found that isn't true. The negotiator has very limited power.

After all, they don't own the bank. They aren't the one who will be losing money on the loan. The fact is most banks lose a substantial amount of money when they turn down a short sale.

As an example, a bank turned down a $190,000 offer on a short sale. The property sold about 18 months later. But, this time it didn't sell for $190,000. It sold for $165,000.

Not only did that bank lose $25,000 on the sales price. They also paid the property taxes and insurance for that amount of time. In addition, they were unable to lend that money and earn interest.
I estimate they lost an additional $15,000 when you factor in the interest. That's a $40,000 loss. When a short sale negotiator gets an attitude I simply remind them of this.

And I tell them I will be holding them accountable if they turn down the short sale and the bank loses more money as a result. Needless to say, they lose the attitude. Thinking about a short sale?
