Despite escalating talk on tariffs, the Dow Jones Industrial and S&P 500 both hit all-time highs this week, sending bond yields higher as part of a month-long trend.
By Friday mid-morning, the Dow had topped 26,700 points, pushing the all-time mark higher after first hitting a new record on Thursday. This was the first new all-time high since January.
The latest improvement can be attributed to receding fears of a trade war. More tough talk on tariffs this week suggested to many investors that tariffs may be less harmful than originally thought, especially as the Trump Administration seemed to out-leverage China in the latest spat.
The Trump administration announced on Monday it would impose a 10 percent tariff on $200 billion worth of Chinese imports, which would rise to 25 percent by year-end. China retaliated Tuesday by announcing levies targeting over 5,000 American products worth $60 billion and to go into effect next week.
Many analysts now expect a deal between China and the U.S. may be on the table in the months ahead.
Meanwhile, continued economic expansion prompted investors to sell off bonds, which drove yields higher. The 10 Year Treasury, which is closely followed by mortgage rates, headed toward 3.1 percent, punctuating a month-long trend. We need to watch this carefully as the bond markets are approaching some technical trading levels that could push the 10 Year Treasury to 3.25 percent. Rising mortgage rates, with volatility mixed in, remains the forecast.

This bond yield increase is happening for the following reasons: 
  • Investors believe economic growth here and abroad is real. They’re buying equities because of real economic growth – not just inflation – and stabilization in emerging markets abroad.
  • Tariffs. While some analysts have predicted intensifying tariffs and trade wars between the U.S. and other developed economies will drive inflation higher, recent evidence shows it only has attributed about 6 bps to the move.
  • The Fed is closing in on another rate hike, and many investors believe they will increase rates twice by the end of the year. They also believe the long-term dot-plot map of projected rate hikes will increase. This would put a higher floor on interest rates. 
  • Some of the move is also just tactical. The market had too much supply in 10 and 30-year Treasurys last week and needed to sell (don’t forget the Fed is selling Treasurys at a higher rate right now to support federal spending). Plus, corporate bond supply has been heavy, which weighs on rates. At the same time, large pensions funds have less appetite for bonds because of some tax policy change that expired last week. As a result they moved more funds into equities.
Housing and tariffs
Existing home sales for August were unchanged at 5.34 million, according to the monthly report released this week. This followed four months of declines, giving investors some optimism about the housing market. Home sales have been under stress due to several headwinds, including limited supply, higher costs and increased mortgage rates.
The National Association of Homebuilders this week came out with strong statements against President Trump’s trade policies. They claimed the latest round of planned tariffs on Chinese goods would increase housing costs and hurt affordability.
NAHB estimates 600 products, representing $10 billion in goods, in the latest list of products to face tariffs are related to the construction of new apartments and homes.
Trump is proposing a 10 percent tariff on $200 billion in Chinese goods, effective Sept. 24., with that rate to increase to 25 percent in January.   
“President Trump’s decision to impose 10 percent tariffs on $200 billion worth of Chinese imports, including $10 billion of goods used by the residential construction sector, could have major ramifications for the housing industry,” NAHB Chairman Randy Noel said in a statement. “With housing costs on the rise, this action translates into a tax increase on housing… Further, this tax increase is coming on top of the current 20 percent tariffs on softwood lumber imports from Canada. The lumber tariffs have already added thousands of dollars to the price of a typical single-family home.”
Hurricane Florence: Finally, we’re beginning to understand the economic impact of Hurricane Florence, which brought so much destruction to the Carolinas. Property damage and disruption from Hurricane Florence is expected to total $22 billion, according to a Moody’s estimate released this week. As flood damage continues to be uncovered, the total could rise.Moody’s said Florence is among the 10 costliest hurricanes on record in the U.S.While the damage and recovery is expected to have a minimal impact on national GDP, the lasting effects will be felt in the Carolinas for years. The amount of rebuilding is massive and labor shortages in construction already will likely slow some of the recovery.Please keep our friends and neighbors who are recovering in your thoughts and prayers. Ventura County-Moorpark Short Sales: Are Lenders So Desperate They Will Accept Any Offer?

Have you heard the following myths about short sales? 

Myth #1: You can buy short sales for dirt cheap and then turn around and resell them for a profit.

 Myth #2: Foreclosures, Short Sales, and Bank Owned Homes can be bought for 30 to 50 cents on the dollar with no money down.

  Myth #3: Lenders will accept any short sale offer even if it is for only 50% of what the home is worth. After all, they don’t want a foreclosure on their books. These myths are just not true. Lenders are willing to foreclosure on properties. They have entire departments handle the sale of properties that they have foreclosed on. Another foreclosure is nothing to fear.

At the same time, they do prefer short sales. Short Sales are known to reduce a lender’s loss compared to a short sale. They have high paid actuaries who have run the numbers and proved that to be the case. That means they take a pragmatic approach on short sales.

 They want to make sure that he short sale offer isn’t lower than what the home would sell if they foreclosed on it. That is why they order an appraisal before accepting the offer. They won’t agree to a sale if the offer is for substantially less than the appraised value.

If the offer is 5% lower than the appraisal, then they might accept it. If it is substantially less, then they will ask the buyer to raise their offer to the appraised value. Another thing lenders check before approving a short sale is that they aren’t approving a short sale for someone that is able to afford their home. They don’t want to lose money on a short sale when they can make money when the person repays the loan.

Why January is a great time to buy a Ventura County home...?

Ventura County, CA – If you are looking to buy a home, then you probably want to get the best deal. January is the best time to be purchasing a home. Let me explain why.

A lot of people put their homes on the market in January. In addition, there are very few people looking to buy a home in January.

This is because most of the people transferring for a job have already bought a home. Their companies want them to have purchased by the end of the year so they can write it off on the corporate tax bill.


The remaining buyers are usually waiting until Spring to go house hunting again.This gives you 2-3 months of prime negotiating time.

It is more than likely that you will be the only offers most sellers will see until Spring. But, guess what happens in Spring?

All of the other buyers start looking at homes and making offers. Those home sellers now have other options. Your offer isn't the only one they have on the table.

As a result, the seller might pass on an offer that they would have accepted in January. So, if you are looking for a home, get out there and start looking. Don't let the cold stop you from finding a great deal.

You probably won't find home prices this low for a while. Everyone is expecting the economy to finally pick up in 2011. This will drive home prices higher.

Step 9 To Fix Your Credit After A Ventura County Short Sale: Rinse & Repeat

In the Rinse and Repeat phase, you just keep working their system.
 
Here’s what I mean: You send in a dispute, maybe disputing the date that the account was opened, and the credit reporting bureau can’t verify it, and they pull the whole listing off your report!
 
You can’t keep submitting the same dispute reason over and over again to the bureau – they will view you as a nuisance and will dismiss your disputes as frivolous.
 
Also, don’t bombard these folks with your disputes – you won’t get the desired results. But, you can dispute information that needs to be verified. The suggested order of ways to dispute are:
  1. Not my account
  2. I didn’t pay late that month
  3. That is the wrong amount
  4. That is the wrong account number
  5. That is the wrong original creditor
  6. That is the wrong charge-off date
  7. That is the wrong date for the last activity on the account
  8. That is the wrong balance
  9. That is the wrong credit limit
  10. That is the wrong status of the account
  11. That is the wrong highest amount I owed at any time (High Credit Amount)
You can challenge the same listing on your credit report in the Rinse and Repeat phase. The first time, you might say “not my account” and the next time you would say “I was never late.”
 
You just never know when you’ll find the dispute that gets the listing taken off of your credit report. Send your dispute in, and let the 30 day clock run.
 
But, like I said before – don’t bombard them immediately after getting your results. Wait 60 days between disputes. Keep excellent records of your efforts. Be persistent, be insistent, and more than likely it will pay off. Thinking about a short sale?

**Make sure you make a copy of whatever you are sending to the credit bureaus.** Just keep all your credit reports, letters, etc. in a file so you can use these later (this will be important.)

Send your letter, a copy of the credit report with the items you are disputing noted in Sharpie, and a copy of your driver’s license to each of the credit reporting companies.

This step CAN be a bit tricky, even though it should be the easiest step of all! Here’s why – the credit reporting firms don’t really like to deal with these dispute letters, and they change their mailing address for submitting these requests fairly often.

You will need to go to the website for Experian, Equifax, and Trans Union to get their dispute address. BUT DO NOT SUBMIT YOUR DISPUTES ONLINE, like their websites pushes you to do.

If you do this, your request is less likely to be taken seriously, and you won’t have any written record of what you submitted. Send each of your letters as Certified Mail. Your local post office will help you with this. Put the copy of the certification slip into your file as well. The certification slip ensures that you have a timeline started for restoring your credit.

Bank of America, Chase, and several other lenders need to improve their response times. But, they won't do it without some prodding. They have the resources available to make the changes. Bank of America, Wells Fargo, JP Morgan Chase, and Citigroup are all currently profitable. We can get them to improve their process and response times on loan modifications and short sales.
