Short Sale Real Estate Trends, Up, Down or Sideways? HYPERLOCAL-Ventura County, Thousand Oaks Short Sale

The level of activity for Existing Home Sales in March was down 7.5% from March 2013.

Potential reasons for this year-over-year decline is the fall in distressed sales (down from 21% to 14% of the market year-over-year) and ongoing weakness in demand among first-time home buyers. 

The current share of first-time home buyers is 28%, compared to a historical average of about 40%. March new home sales were down 14.5% in March to a seasonally-adjusted annual basis of 384,000, the lowest pace since July 2013 and down 13.3% year-over-year.

The Average price per square foot for a home in ThousandOaks CA was $316, an increase of 11.3% compared to the same period last year. The median sales price for homes in Thousand Oaks CA for Jan 14 to Apr 14 was $555,000 based on 209 home sales. 

Compared to the same period one year ago, the median home sales price increased 5.7%, or $30,000, and the number of home sales decreased 38.3%. 

There are currently 268 resale and new homes in Thousand Oaks, including 7 open houses, as well as 163 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Thousand Oaks CA was $1,196,807 for the week ending Apr 23, which represents a decrease of 3.4%, or $41,786, compared to the prior week.

Many Thousand Oaks Homes Appreciated by over 20% Last Year.  If you thinking of selling, yours may have now have enough equity to sell without being “Short”.

Simi Valley Short Sale & Real Estate Market Update



The median sales price for homes in Simi Valley for Dec 13 to Mar 14 was $430,000 based on 197 home sales. Compared to the same period one year ago, the median home sales price increased 8.4%, or $33,250, and the number of home sales decreased 43.1%.

The average price per square foot for a Home in Simi Valley was $272, an increase of 17.2% compared to the same period last year. 

There are currently 438 resale and new homes in Simi Valley including 8 open houses, as well as 324 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Simi Valley was $609,104 for the week ending Mar 26, which represents an increase of 0.3%, or $1,626, compared to the prior week.

Foreclosure resales – homes foreclosed on in the prior 12 months – accounted for 6.8 percent of the Southland resale market in February. That was up slightly from 6.6 percent the prior month and was down from 16.2 percent a year earlier. In recent months the foreclosure resale rate has been the lowest since early 2007. In the current cycle, foreclosure resales hit a high of 56.7 percent in February 2009.

Short sales – transactions where the sale price fell short of what was owed on the property – made up an estimated 9.4 percent of Southland resales last month. That was down from a revised 11.0 percent the prior month and down from 22.4 percent a year earlier.

Ventura County Short Sale Question: Can My Lender Charge The Buyer A Fee To Buy My House ?

Ventura County Short Sale HELP!! – Your Ventura County Short Sale Realtor recently received a question from Brandon. Brandon is selling his house and something very interesting happened.

Brandon’s Question: "My lender is tring to charge a 1% short sale processing fee to the buyer. Is that legal? The buyer is upset. They have stipulated that ONLY the buyer can pay the fee. This was never revealed until the short sale approval letter arrived. Brandon."

Our comments on this. Yes, the buyer is upset. Buyers think they are in control in today's market. They can't see why they should pay a fee if they are buying a house in a "Buyer's Market." Is it legal?

We did a short sale with the same lender and they said their lawyers had checked it out and confirmed that it is legal. So, it probably is legal. We checked with Brandon and found out a little more information. Turns out the loan is owned by Deutsche Bank.

We convinced the lender to waive the fee on that short sale. We threatened to contact Deutsche Bank and let them know what was happening. Sure, it's wrong. But, do you know why this lender can get away with it? It's because the people who own the mortgages don't know about the fee. When you threaten to contact the loan owner, then that changes everything.

Short Sale News: Ventura County Loan Servicer Demands A Bribe From Home Buyer, Or They Won’t Approve Buyer's Short Sale Offer

Want to avoid foreclosure?Our team processed a Ventura County Short Sale recently with a certain loan servicing company. The interesting part was that this loan servicer was hired by the investor, or owner of the loan to work on their behalf.
In other words, the loan servicer was to look out for the loan owner's best interest.

Processing and approving a short sale will usually avoid future losses on a mortgage. Boston Consulting Group recently did a study on the difference between a short sale and foreclosure.
They found that a short sale dramatically reduces future losses when compared to a foreclosure.

Here is a real life example: One lender rejected a 385k short sale offer. The home was foreclosed upon and put up for sale. It sold for $230,000. We estimate the owner of the loan, Fannie Mae, lost $182,000.

We have seen this happen over and over again with short sale offers. The loan servicers drag their feet on processing the short sale. The home is later foreclosed upon and sells for substantially less.
But, we had never seen a loan servicer work against their customer / client's best interest. Until we saw a short sale approval letter come across our desk.

The loan servicer was asking for a $2,500 fee to be paid to them. If it wasn't paid they wouldn't approve the short sale.

I was shocked. "Aren't you required to work in your client's best interest?", I asked them.
The woman at the loan servicer replied, "Well, we checked it out with our legal department and the said it is ok." I don't really understand what she meant by "ok."

This company is not working in their client's behalf. The loan servicer actually has a fiduciary duty to do what is best for the owner of the loan.

And putting a roadblock in the way of approving short sales isn't doing what is best for their client. So, what does this mean to you?

In my opinion, it gives you a strong basis for a lawsuit against that loan servicing company if your loan modification or short sale isn't approved because you won't pay their fees. Thinking about a short sale?

Ventura County Short Sale Question: Renters Trashed My House. What Should I Do?

The Best Short Sale Agent in Ventura County, CA, The Best Short Sale Realtor in Ventura County, CA, The Best Certified Short Sale Specialist in Ventura County , CAWe decided to rent it out our home rather than short sale it. The renters just moved out. I just checked the house. They trashed it!
I could rent the house out again, but I would have to spend several thousand dollars fixing it up first. What would you recommend that I do?” Richard asked.

Here was our recommendation. That is a tough situation. You could fix up the house and rent it out again. But, you risk having the same thing happen all over again.
Here is the other problem. The amount you can charge for rent has gone down in most areas. This means you will probably have to write a check every month.

If you are able to rent it and cover all the costs, then I would recommend you keep the home. If not, then I would recommend you short sell it.

Here is why I recommend that. If you can break even, then the house will be a good investment as the real estate market recovers.

However, you will always risk large unexpected costs like the one you are experiencing right now. If it the rent does not cover all the costs, then more than likely you are in an area where the housing prices are still dropping.

This means the burden will only get bigger as time progresses. Costs will keep on going up. Rent might drop even more. The housing market could decline even further.

It would be better to just get rid of the liability now, once and for all. Thinking about a short sale?

One Lender That Is Fun To Work With On Ventura County Short Sales



Ventura County CA – We recently closed another short sale. This short sale lender was so much more fund to work with than most lenders. The loan was owned by Household Finance, which is a division of the international lender HSBC.

We were assigned a short sale negotiator about 30 days after we submitted the short sale application. The short sale negotiator responded to us quickly.

If we sent her an email, then we received a reply within a day or two. Contrast that with waiting for a week or more for a reply to an email with other lenders.

The short sale negotiators at the big national lenders often take a week or more to reply to an email or voicemail. Now, I am sure you are wondering why this is happening?

Why can't the big national banks do a better job on short sale? Here is what I think. I have noticed one big difference between the loans that the big US based banks have and the loans that HSBC has.
HSBC owns their loans. If they don't handle short sale negotiations properly and lose money as a result, then that affects their bottom line. HSBC stands to make or lose money as a result of their actions.

Contrast this with the large us based banks. One large national US bank does not own 80% of the loans they handle. Who cares if things are being handled properly?

It's no big deal when a short sale is denied and sells for 40k less a foreclosure. They aren't losing the money. Someone else is. The sad thing is that usually that person is Uncle Sam.

This is because Uncle Sam owns or insures about 65-70% of all the mortgages in America. Fannie Mae and Freddie Mac own about 55% of all US mortgages.

The rest are insured against loss thru FHA, USDA, and VA. If an FHA loan goes bad, then FHA takes the loss. Many experts are saying that FHA will need a bailout soon.

They estimate that FHA could lose up to 50 billion in coming years. This means people buying a home today will pay more for an FHA loan.

Uncle Sam may have to bail them out. The big national banks could do a better job ad short sales and other aspects of loss mitigations.

That would substantially reduce the losses on bad loans and help Uncle Sam avoid another bailout. Thinking about a short sale?

Why Isn't Anyone Holding These People (The Bank's Valuation Departmants) Accountable On Ventura County Short Sales?

Ventura County CA – Are you thinking about short selling your home? Here is a way that any seller can help with the short sale. First off, the biggest problem is that there is very little accountability in the short sale industry.

The banks use appraisers and other people to tell them what a house is worth before they sell it. They banks will not approve a short sale offer unless the house is selling for close to what these people tell them it is worth.

The bank's use this process to make sure that they are not selling homes for less than they could sell them for after a foreclosure. Here is why there is very little accountability.
Very few people ever look at the valuations turned into the bank. The realtor helping you with your short sale can't access this information. The valuations often have glaring inaccuracies in them.
For example one property was valued at 375k. Because of that valuation a short sale offer for 275k was turned down. We can agree that it would be stupid for a lender to accept 275k for a house worth 375k.

However, the house wasn't worth 375k. It had been on the open market for several months and that was the highest offer received from any home buyer. But, it gets worse.
The home ended up selling as a short sale for $235,000. Yes, that bank lost $40,000. But, why did it happen? Because someone gave the bank an inaccurate property value.
However, that person was never held accountable for their actions. They caused a bank to lose $40,000. But today they are still doing property valuations for banks. It's insane, isn't it?
