Short Sale-Thousand Oaks Market Trends Update

The Thousand Oaks Short Sale Market seems to have paused around its high point. In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. However, inventory is sufficiently low to keep us in the Seller’s Market zone so watch changes in the MAI.
If the market heats up, prices are likely to resume an upward climb.
The average price per square foot for Thousand Oaks was $318, an increase of 10.4% compared to the same period last year. The median sales price for homes in Thousand Oaks for Feb 14 to May 14 was $585,000 based on 237 home sales. Compared to the same period one year ago, the median home sales price increased 9.3%, or $50,000, and the number of home sales decreased 33.8%. There are currently 277 resale and new homes in Thousand Oaks including 2 open houses, as well as 160 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Thousand Oaks CA was $1,168,710 for the week ending May 07, which represents a decrease of 4.3%, or $52,680, compared to the prior week.

Ventura County Short Sale Specialist: The Banker's Bill of Rights

We decided to put together the Banker's Bill of Rights. That way they wouldn't feel left out.

The Banker's Bill of Rights.

1. All Bankers have the Right to make any mistake they want and still get bailed out by the American Taxpayer. They can fiddle around with complex derivatives with no risk to themselves or the bank they run.

When they run their bank into the ground, they get the full assistance of the American Taxpayer to bail them out of their mess.

2. All Bankers have the right to say "sic' em" to their debt collection phone call team. Every American that doesn't pay on time will be called non-stop until that pay up.

They have the right to call the debtor at 8:55 on a weeknight, at 8AM on the weekend, and even at their workplace. Maybe the Bankers can embarrass the employee or cause their boss to fire them.

3. All Bankers have the right to make the loan modification as confusing and frustrating a possible.

This includes the right to change policies at anytime, continue the foreclosure process in order to force the homeowner to accept a payment they can't afford, and not respond to phone calls or e-mails for weeks at a time.

4. Every American either pays their mortgage on time, or they are sent to a forced labor camp to work until they have paid everything back in addition to delinquent interest. This is called "The Gulag" Rule.

If you get behind and we lose money on your house, then go to a work camp to "work off" what you owe us at minimum wage.

In addition, if any homeowner dare not pay on time, then a late penalty shall be charged at 10% per day.

4. All Bankers have the right to hide all the rules for a short sale or loan modification. We will enter a new age of holding the homeowner in the dark.

Transparency, accountability, and openness will be gone. Fortunately, the bankers haven't been able to get their bill of rights approved by congress. Thinking about a short sale?

Can A Ventura County Short Sale Can Help You And Your Neighbors Avoid The Side Effects Of A Foreclosure?

http://venturacountyshortsalespecialist.comThe Stop Foreclosure Institute of Ventura County recently received a question from Isabel. “I am behind on my payments and thinking of just letting my home go into foreclosure. What does that do to the neighborhood?” she asked.

Here is our answer to his question. It does hurt the neighborhood. But, it also hurts you.

Most banks do not do a good job and processing and handling foreclosures. They take 12-18 months to foreclosure on a house and then sell it.

In the meantime they do little to maintain the home. I estimate that half of all the properties I have seen in foreclosure have never even been checked on by the lender.

It has gotten so bad that one homeowner even started up a website to report on these banks. The website is called Lender Offender. Check it out here: www.LenderOffender.com.

In my opinion these banks are not being responsible with these properties. The biggest problem is that Uncle Sam usually takes the fall for any loss.

Uncle Sam does this by guaranteeing them against loss on many mortgages. Or in other cases, Uncle Sam has already bought the defaulted loan from the bank.

The homes eventually sell for a discount after the foreclosure. No home buyer is going to pay market value for a home that needs repairs!

This gives the banks little incentive to check on these properties. Fortunately you can help. Stay in your home until it sells. Keep it looking good and everything in good order.

Short Sale Help, You Should NEVER Be Embarrassed To Short Sale Your Ventura County Home

Most of the homeowners selling their upside down home have never missed a payment before They paid their bills on time.

Then the real estate market crashed and the found themselves owing more on their home than it is worth. For years everyone had told them that couldn't happen.

Many also lost their job for the first time in their life. Many people in the upper income brackets are short selling their homes. Personally, I think that a short sale is a smart financial decision.

I'll congratulate you when you decide to short sell your home. Who wants to be burdened with a huge debt for the rest of your life? Not me. And neither should you.

Here is why a short sale is a smart financial decision. Let's say that you are upside down on a house by $100,000.

(Don't laugh if you owe less than that. Many people are upside down by that amount and more.)
Repaying $100,000 over 30 years, will cost you $215,838. That is the $100,000 originally owed, along with $115,000 in interest payments.

What if instead of doing that, you put that money towards retirement? You could earn 8% interest on that money. The monthly payments invested at 8% would turn into $893,545 at the end of 30 years.
Would that be helpful in retirement? That is one small reason why I recommend short sales to my customers. Thinking about a short sale?

Here’s a Ventura County Short Sale Question: Can I Short Sell My Home If I Have More Than One Mortgage and a Lien?


Chris B. Johnson Realtor is a Certified Distressed Property Expert and Certified Pre-Foreclosure Specialist. With a full time staff dedicated to short sale negotiations and transactions, we have been successful with every short sale to date.All the mortgages on the property will have to be satisfied before you can give clear title to the buyer. But the most important negotiation is the one which has to be made with the lenders; which will be two or three in case of multiple mortgages on your home.

Negotiating with two or more lenders might seem to be an intimidating task. But, you do
have a strong negotiating position because second mortgages typically receive nothing if the home is foreclosed by the primary lender.

It is also possible for the first mortgage company to reject a short sale offer if they thinks that they can do better with a foreclosure. Most second mortgages lien on the property is wiped out in a foreclosure.

They will opt for that if the second mortgage is demanding to much money to approve the short sale. A second or third mortgage is called a junior mortgage.

(Third mortgages are rare. We have never seen a fourth mortgage on over 100 short sales we have worked on.)

The junior mortgage received a much smaller percentage of whatever they are owed. Most of them agree to the short sale with them being paid $3,000, and sometimes less than that.

The easiest second mortgage negotiations are short sales of piggyback loans. A piggy back loan is the junior mortgage when a single bank issues two mortgage against the same house.

This was very common during the housing boom. The loan officers at many banks offered this combination to borrowers. The costs were usually lower than getting just one mortgage and the banks agreed to the loans.

This piggy back loan is the second mortgage which is written off by the same lender as of the first mortgage. In this case the realtor or the home owner will be able to negotiate with a single person at the bank that is handling the two loans. Thinking about a short sale?

Here Is A Common Ventura County Short Sale Misconception: You Must Have Missed a Payment Before Your Lender Will Consider a Short Sale

Ventura County CA – It is thought that lenders tend to permit short sales only when and if a borrower has missed a payment. This is not true.

Lenders also take into account other hardships the borrower may be encountering such as a divorce, job transfer, relocation, etc.

No lender will consider a short sale just because a borrower has missed a payment. The lender also looks at the borrower’s financial status including tax returns, budget, bills, income, etc.

After reviewing that documentation they decide whether or not to approve short sale. A lender will first look at the borrower’s ability to pay back the mortgage.

Some people have a hardship that they project will cause them to fall behind on payments in the future. But, they haven't fallen behind yet.

In this situation, then the lender will see that they will have to liquidate the property one way or another.

If they conclude that a sale of the property is inevitable and that a short sale will be the best way to cut their losses, then they will approve the short sale.

We have also seen lenders approve short sales even if someone's hardship didn't put them in a position where they couldn't make their payments.

But, the person must move and is unwilling to accept a deficiency payment for their upside down home. A good example of this is a credit worthy person with a stable, solid income who has a job transfer.

That person is upside down and unwilling to repay the lender for the loss. The lender knows from past experience that going thru the foreclosure process and then trying to collect from the borrower is hopeless.

First, the foreclosure process will take longer than a short sale and cause them to lose even more money.

Second, they know that the borrower has the option to declare bankruptcy and use other actions to avoid paying the lender.

Third, many states do not allow the lender to pursue a borrower for the loss after a foreclosure. So, they lose money on a foreclosure that takes a long time and get zero from the borrower.
Based on their prior experience they know that a short sale will be their best option to reduce their losses as much as possible. Thinking about a short sale?

Ventura County Short Sales: A Short Sale Would Have Saved This Guy's Life!

Ventura County Short Sale Help, Certified HAFA Specialist Ventura County, CA – I just saw a horrible story in the news about what happens when people understand how a short sale works. According to the article in the Daily Mail, then story starts with someone who was probably upside down and couldn't sell his home.

This guy had a $3.5 Million Dollar Home and couldn't afford it. It sounds like he had had it on the market for a while and it wasn't selling.

This guy is behind on payments and upside down. He obviously decided that his best option was to burn the house down. So, he burns the house down.

Someone finds out and he is convicted of arson. He is sentenced to prison for 16 years. Right after his sentencing he takes a pill and dies in what looks like a suicide.

Here is what is so sad. This guy could have simply short sold his home and walked away. If you are upside down on your home and behind on payments, don't try to burn it down!

It just isn't worth it! There is a very good chance that if he had short sold his home, then his lender would have forgiven the debt. If not, then he could declare bankruptcy and wipe out the debt that way.

He would have been eligible to buy another home in 3-5 years, and 7 at the most. Problem solved! Instead, this guy just kept on making bad decision after bad decision and ended up dead!

If I think there is a chance of a deficiency, then I will recommend that you talk to a bankruptcy attorney. They will explain whether or not you can wipe out the debt with a bankruptcy.
