Simi Valley Short Sale & Real Estate Market Update



The median sales price for homes in Simi Valley for Dec 13 to Mar 14 was $430,000 based on 197 home sales. Compared to the same period one year ago, the median home sales price increased 8.4%, or $33,250, and the number of home sales decreased 43.1%.

The average price per square foot for a Home in Simi Valley was $272, an increase of 17.2% compared to the same period last year. 

There are currently 438 resale and new homes in Simi Valley including 8 open houses, as well as 324 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Simi Valley was $609,104 for the week ending Mar 26, which represents an increase of 0.3%, or $1,626, compared to the prior week.

Foreclosure resales – homes foreclosed on in the prior 12 months – accounted for 6.8 percent of the Southland resale market in February. That was up slightly from 6.6 percent the prior month and was down from 16.2 percent a year earlier. In recent months the foreclosure resale rate has been the lowest since early 2007. In the current cycle, foreclosure resales hit a high of 56.7 percent in February 2009.

Short sales – transactions where the sale price fell short of what was owed on the property – made up an estimated 9.4 percent of Southland resales last month. That was down from a revised 11.0 percent the prior month and down from 22.4 percent a year earlier.
