You Need a Skilled Negotiator

In today’s market, hiring a talented negotiator could save you thousands, perhaps tens of thousands of dollars. Each step of the way – from the original offer, to the possible renegotiation of that offer after a home inspection, to the possible cancellation of the deal based on a troubled appraisal – you need someone who can keep the deal together until it closes.

This minimalist sustainable residence located in Bloemendaal, Netherlands, was designed in 2011 by Paul de Ruiter Architects.

Park Brederode in the Dutch city Bloemendaal is part of the protected North Holland dune landscape and is a unique living location. At the heart of this beautiful landscape, Paul de Ruiter Architects designed a sustainable villa provided with every luxury and comfort.
From the very start it was clear that the landscape around the villa should be preserved as much as possible. We created a large basement and semi-positioned the ground floor in the slope of the hill. The first floor towers above the partially glazed ground floor and the undulating dune landscape. Both the north and south façades of the first floor are largely made of glass, while the east and west façades have a more closed character. The closed façade areas on the first floor are made of coloured, sustainable timber. The glass areas on the ground floor and first floor have exceptionally large sliding components, with moving parts of light oak. The large glass panels ensure a connection between outdoors and indoors; interaction with the natural environment is tangible throughout the house. At the same time, the patio in the heart of the villa provides a maximum amount of daylight in every single rooms.
Energy usage and health
Special attention is devoted to energy usage in Villa V. We designed an efficient and compact structure with excellent insulation. With geothermal energy storage, a heat pump and solar collectors on the roof, which is covered with moss sedum we regulate the indoor climate. Not only the constant indoor climate ensures a healthy living environment. The materials used for both the in- and exterior contribute to the health of the user as well since only natural materials have been used. For example, the façade finishing on the first floor is made of WaxedWood sustainable timber and the moving parts are made of French oak. The interior, designed by i29, consists of elements made of veneered plywood, including the walls, the cupboards in the children’s rooms and the fireplace. The wood used at the entrance and the garage comes with a history. Once the wooden elements were part of an old ship that was found at a demolition company in the south of Holland.
