A prevalent issue across the country when dealing with our clients and builders is the issue of builder incentives and preferred and/or affiliate lenders.
Often, a consumer is being told that a builder will require a higher down payment, refuse to pay closing costs or disallow builder-paid add-ons if the builder's preferred or affiliated lender is not used to complete their homebuying transaction.
The elimination of a consumer's ability to choose who they wish to use in order to obtain a mortgage is nothing short of economic coercion on the part of the builder.
